Kojamo is active in the real estate industry. The company specializes in property development and acquires, develops, and invests in properties around the Finnish domestic market. The vision is to offer housing solutions that are rented out to customers in growing Finnish cities. In addition to the main business, various web portals are also offered for renting out homes. The head office is located in Helsinki.

It could also be that the stock is not undervalued in their own calculations and therefore not worth buying.

In my opinion, Kojamo is priced very cheaply and is the best way to gain exposure to the Finnish housing market. The only thing that frustrates me about the company is the diverging interests of management and owners. A shareholder’s only interest is value growth, but management—especially the CEO—may have different interests. This is illustrated by the current situation where, at a 0.5x P/EPRA NAV valuation, they are not buying back shares, even though it would be a far superior investment. The CEO prefers to push through acquisitions of new properties with much lower yield requirements. Furthermore, they are paying dividends, which makes absolutely no sense. So, why does this happen? Because it’s easy for the CEO to be a “good guy” by buying apartments from old colleagues and getting financing from the city’s bankers. And of course, you make good friends with advisors through these “vanity deals.” This is how you secure nice board seats for the later stages of your career. And naturally, the compensation schemes also drive the wrong results when they are tied to revenue, cash flow per share, and emission reductions. Common sense, where are you? Why isn’t total shareholder return the (only) metric for compensation? All of the above could be proven wrong if the CEO were to buy a significant amount of shares himself. But he hasn’t bothered yet.

That’s exactly what I’ve been thinking myself. Just under 10 percent of all my investments make up my “real estate branch”, within which Kojamo plays a central role with a share of just under 40 percent. The rest are currently Asuntosalkku, Toivo Group, and Ovaro.

For the same reason, I have considered Kojamo, should I ever venture into real estate investing in a moment of weakness:  A single investment apartment in the Helsinki Metropolitan Area (PK-seutu) would, in my opinion, create too much risk concentration, and I couldn’t acquire multiple properties without the real estate portion of my portfolio becoming too large or the leverage becoming too high. The cost structures of housing funds, on the other hand, are too expensive and they are illiquid. Only the fund management company makes money from them. That leaves Kojamo or some other Nordic real estate investment company through which to participate in the real estate market for the sake of diversification.

The notice of the general meeting also contains information about the upcoming (possible) name change; no actual separate news release has been published regarding this: 17. Amendment of the Articles of Association As part of the company’s strategic work, the Board of Directors has considered changing the company’s name to Lumo Kodit Oyj. Renewing the brand and brand architecture is one way to strengthen the already strong Lumo brand and ensure the effective implementation of the company’s updated strategy. The Kojamo and Lumo Kodit brands would be combined so that in the future, the Company’s business name would be Lumo Kodit Oyj. The Board of Directors proposes that the general meeting decide to amend Section 1 of the Articles of Association so that in the future, the Company’s business name would be Lumo Kodit. The Company’s business name in English is Lumo Homes plc.

A free tip for Kojamo’s top management, I’m sure one of you reads this board: Buy the stock with your own money, if you believe your own talk.

Aki has written about Kojamo again   I wonder where they hold those stock market courses that teach companies to communicate as unclearly as possible, while still using plenty of officialese? Does, for example, the upcoming From Vantaa to the Stock Exchange program offer the capabilities to identify how strategic processes are kept front and center? In any case, whoever drafts Kojamo’s releases has at least completed Officialese I with top marks.
