Kojamo is active in the real estate industry. The company specializes in property development and acquires, develops, and invests in properties around the Finnish domestic market. The vision is to offer housing solutions that are rented out to customers in growing Finnish cities. In addition to the main business, various web portals are also offered for renting out homes. The head office is located in Helsinki.

Let’s start by saying that I know nothing about Kojamo’s tenant selection criteria, nor have I ever lived in one of their rental apartments, but… If one disruptive tenant leads to three good tenants leaving, the troublemaker themselves leaves unpaid rent behind and also destroys the apartment, then surely an empty apartment would have been more profitable. And even if the costs could theoretically be recovered on paper, actually getting them onto a bank account from someone already facing enforcement is wishful thinking. However, it may be that the bar can be set really low and you can still manage to avoid the vast majority of such cases.

Do you mean that these apartments would yield better returns if they were vacant?

Increase in fault reports from 3000 → 7000. Lumo homes have a total of 43,615 units. Lumo incurs costs from bad tenants in the same way as a small-scale property investor.

With the amount of apartments Lumo has, a few statistical losses are probably much cheaper than having cumbersome rental processes and strict requirements that leave apartments empty.

Credit history and proof of income are probably quite common. And with these, we must once again remember the difference between statistics and individuals. Having or lacking a credit history, and being employed or unemployed, are by no means foolproof, all-saving filters; but if you take, say, 1,000 randomly selected unemployed individuals and/or people with a bad credit history, and 1,000 people in permanent employment, you will likely find more cases in that first group that will later cause problems for the landlord. Edit. I’ll also mention that when I last applied for a rental apartment, my credit history was probably checked, and if I recall correctly, I had to send my latest payslip or payslips from the last few months or something similar. And then, in addition to income, the application asked how long my current employment had lasted.

What background checks should be conducted on tenants before renting out an apartment?

Quite a minor data point, but it was mentioned recently when someone was applying for a rental apartment that Lumo didn’t ask for basically any background info. I don’t remember where they had lived before that, but back then their backgrounds had been checked much more thoroughly. I suspect, of course, that the worst cases are still caught even if they don’t require a few months’ pay slips and such, so a light screening doesn’t tell the whole story, but maybe a weak indicator? Here would be another chance for some “lynching” (pitchforks) and sending applications to different places
