Peab builds hotel and offices in Uppsala

Peab has been commissioned to build a new social hub in Uppsala that will include a hotel, offices and a restaurant. The customer is Vasakronan and the contract is worth SEK 700 million.

The new hub is called Hjärta and will be located in Uppsala's new district Södra City. Hjärta will be just over 20,000 m2, divided into two buildings with the hotel occupying 12,700 m2 and 8,800 m2 office space. The buildings will share a ground floor with a common entrance and lobby. The hotel will be eight stories with 237 hotel rooms and operated by Scandic.

Work began on system and construction documents for the project in the summer of 2025 and preparatory ground and foundation work began in the autumn. This work is scheduled for completion in January when construction on the concrete structures begins.

"We're very proud that Peab has been entrusted with building Uppsala's new social hub. This is a major project where Vasakronan has high ambitions in terms of environmental and climate impact. These high ambitions have been an integral part of planning the project and we have already used climate-improved concrete piles and wooden piles to reduce climate impact in the foundation work. Construction is now starting and it has also been planned in detail to limit environmental impact as much as possible," says Henrik Lundin, Operations Manager at Peab.

The property will be certified according to LEED with the goal of achieving Platinum, the very highest rating. Two factors in achieving this will be reusing floor structures in the hotel property and a so-called hybrid frame in the office building. The hybrid frame combines wood with climate-improved concrete, which contributes to a lower manufacturing footprint than conventional concrete.

Peab was contracted last summer to optimize the project, together with Vasakronan, with the right quality, cost and climate footprint without sacrificing quality or management. Now that the building permit has been approved, the project will move on to the next phase, which includes production and execution.

The project will be carried out as a turnkey contract in partnering.

Hjärta is expected to be ready for occupancy in the second quarter 2028.

The project will be order registered in the first quarter 2026.
