Logistea acquires two fully leased properties in Uddevalla and Trollhättan with an underlying property value of SEK 84 million
Logistea AB (publ) has acquired the site leasehold to the property Varvet 3, located in Uddevalla, and the property Ratten 12, located in Trollhättan. The properties have an underlying agreed property value of SEK 84 million, before deduction of deferred tax of SEK 2.5 million. Varvet 3 is fully leased to Svensk Cater and Ratten 12 is fully leased to Argynnis Group with an average remaining lease term of approximately 6 years. The properties' lettable area amounts to 6,899 sq.m and the annual rental income to SEK 7.0 million.
Logistea is expanding its property portfolio and has today acquired the site leasehold to the Varvet 3 property in Uddevalla, and the property Ratten 12 in Trollhättan through the acquisition of the property-owning companies.
The properties have a total leasable area of 6,899 square meters and are fully leased to Svensk Cater, one of the Nordic region's leading food wholesalers, and Argynnis Group, an industrial group with niche companies in the technology industry. Varvet 3 consists of purpose-built premises for Svensk Cater with refrigeration and freezer storage as well as associated offices and services. Ratten 12 consists of warehouses, workshops and offices that was expanded in 2024 for Argynnis’ operations. Annual rental income amounts to approximately SEK 7.0 million (excluding rent supplements and property tax) and each tenant pays for the majority of the operating and maintenance costs.
The transaction is financed through bank loans and available funds.
