PUBLI: PPI acquires a care property in central Helsinki

PPI Public Property Invest AB ("PPI") has agreed to acquire a centrally
located high-quality care property at Ilmattarentie 2, Helsinki, Finland for
EUR 9.2 million.

The property comprises a total lettable area of 3,772 sqm and 67 beds,
providing modern care facilities in Helsinki. The property is fully let to the
City of Helsinki, providing rehabilitation and housing services to mental
health patients relocated from Aurora Hospital. The weighted average unexpired
lease term is 14.3 years as of end of May 2026.

The property is expected to generate annual net rental income (NRI) of
approximately EUR 561,500, reflecting a net yield of 6.1%. The transaction
will be paid in cash and is expected to close on July 1st, 2026.

The property holds BREEAM In Use -- Very Good certification, demonstrating
PPI's continued commitment to sustainable property investments.
